Dorset Crossing is an innovative mixed use development, strategically located on Route 10 in Simsbury Connecticut. It has great visibility and a signaled entrance, with dedicated turning lanes on Route 10, offering easy access. This master planned, private medical, retail, and residential development will have its official Ground Breaking Ceremony on November 1, 2011 at 11:00 a.m.
The initial medical office building contains 15,000 square feet, with Saint Francis Hospital and Medical Center under lease for 10,000 square feet. Construction of this building will begin in late October, 2011 with an expected completion by September 2012. A second 15,000 square foot building is fully designed and construction is expected to begin by mid 2012 as leases are finalized. There is an additional 20,000 square foot medical office building as well as two retail pad sites of 14, 000 and 3500 square feet respectively.
All medical suites are custom designed to accommodate the respective needs of the medical tenants. The building is designed for maximum efficiency and synergy. There will be elaborate landscaping and ample free parking. The residential population within 15 miles of the Dorset Crossing is approximately 220,000 people with moderate to high income levels residing in a number of attractive suburban communities. The road system in the area supports easy travel to Dorset Cross thus adding to its superior location.
In addition to the medical and retail components at Dorset Crossing the Master Plan also includes a multifamily rental apartment component. There are currently 36 apartments approved, but in late 2011 a revised master plan will be submitted to the town of Simsbury which will contain approximately 300 rental units. Preliminary feedback has been positive and all approvals for this modified master plan is expected during the first quarter of 2012.
